THE POINCIANA PIONEER

       A monthly newspaper delivered to every home in Poinciana keeping to updated as to what has, is, and going to happen in Poinciana. Published every month on or around the 1st, this newspaper is available to pick up at every building within the APV. In addition there is an online version of the current and past editions of the Pioneer.

Design Control Board

Keeping Poinciana in Balance

What is its Purpose

The Design Control Board consists of  a board of Poinciana homeowners who volunteer their time to meet twice every month to discuss applications and possible changes in allowable designs. This department is an important part of keeping your property values as high as possible while allowing homeowners to express their own individuality. This balance of control prevents unsightly buildings, fences, etc. from being built, while keeping a wide range of house colors and designs that compliment each other in the neighborhood. The meetings are open to homeowners and are held in the APV Administration Office at 401 Walnut Street, Poinciana FL 34759. For questions or to obtain the date and time of the next meeting, please call 863-427-0900 ext. 609

When is it necessary to request a permit? 

The general rule is that you should request a permit whenever you are changing anything to the exterior of your home. With the exception of general landscaping, changes need to be reported to and permitted by the Design Control Board. When in doubt if a permit is needed you should always call and ask first. You can reach the office by dialing 863-427-0900 ext. 609.  EMAIL COMPLETED FORMS TO: dcbpoinciana.fl@fsresidential.com   The general turn-around time is 30 days from day of request acceptance. 

Neglecting to apply for a permit will result in a violation and the possible request to remove unapproved project.

THE COMMUNITY SERVICE CLERKS

Are there to assist you in anyway possible to cure any issues that may put you in violation of APV's Deed of Restrictions. The door to the Benny G Community Service Building is open Monday through Friday from 8AM through 5PM. 

In addition the CSD Staff is highly involved in our Poinciana Beautiful Program, which awards one home in every Poinciana Village as "Home of the Year" at the annual Poinciana Beautiful Homeowners Award gala in January every year. THE COMMUNITY SERVICE OFFICERS

Patrol the streets and roads of Poinciana making certain that the Deed of Restrictions is being honored. The officers are not allowed to enter your property. They stay in the roadway to do their documentation. If an infraction is seen from the roadway they will take a picture of the infraction and return it to the office. In addition, this division is a main contributor of addresses to properties that meet and exceed  maintenance and are eligible for  a chance to win Home of the Year at our yearly "Poinciana Beautiful Awards." 

 

Community Service vehicles all have the APV logo and the words "Community Service" on them. if there is no APV Logo on the vehicle it is not a Community Service employee or vehicle.

Keeping Poinciana Beautiful

What is its Purpose

The Community Service Department is provided to help residents stay within the Deed Restrictions of Poinciana, keeping Poinciana a community that people are proud to call home. This ensures that property values of each and every home stay as high as possible in todays market.

Important Things to Remember

If you happen to receive a letter from  CSD Don't panic! the first notification is just a friendly reminder, letting you know that there is a problem that you need to address.

  • You have 10 days to take care of it before you receive an actual citation

  • . Once you have taken care of the issue. You can take a picture and send it to

  • If you have a reason that you cannot take care of the issue within the 10 days simply let CSD know by the above email or by stopping by the office and talking to a CSD Clerk. All reasonable requests will be considered to extend the 10 day time frame. Our knowledgeable CSD Clerks are there to help you any way they can.

THE POINCIANA PUBLIC WORKS DEPARTMENT works tirelessly to maintain Poinciana not only in appearance but in safety.

There are many divisions in this department. Not one any more important than the other.

Why do you need an Estoppel Statement when you sell

An estoppel letter lets the seller fully disclose any problems or expenses with their property before they sell. The letter also provides the seller with an opportunity to reconcile any outstanding balances with the association.

The Estoppel Office is one of the Busiest offices of APV

The knowledgeable staff in APV's Estoppel Office research and prepare estoppel statements for any property in Poinciana before any purchase transpires, safeguarding the buyer as well as the seller from any financial surprises that may come after the transaction.

  To ensure a timely response to your Estoppel request, we ask that you follow the instructions below.

 

  • Please read the request form in its entirety.
